One Lodha Place – Commercial tower in Lower Parel

A city’s architecture has always been a measure of its economic and cultural ambition. Just as Midtown Manhattan or London’s Bishopsgate defined the global financial imagination of their respective eras, Mumbai’s evolving skyline is marking a new chapter. At the centre of this transition is One Lodha Place in Lower Parel.

Rising 600 feet above Mumbai’s Golden Mile, the tower makes a deliberate departure from the traditional business high-rise. It brings together architecture, sustainability, technology and hospitality in a way that makes the working day feel more seamless and considered.

With this holistic approach, Lodha is pioneering a new standard for the workplace of today.

A Global Collaboration

One Lodha Place was developed in collaboration with Pei Cobb Freed & Partners, the internationally acclaimed architectural minds behind the modernisation of the Grand Louvre in Paris. Known for their geometric precision, the firm engineered the design to honour the local landscape. By deliberately shifting the position of the window frames from floor-to-floor, they created a fluid, fabric-like pattern across the façade that served as a subtle nod to the historic textile mills that once defined Lower Parel.

Design Rooted In Warmth

That very sensitivity to context extends beyond the building’s exterior to shape the experience within. The traditional office building has long prioritised utility over experience, but One Lodha Place rewrites this narrative. The transition begins at the tower’s very threshold, where the rapid pace of Mumbai gives way to a quiet, double-height lobby designed to flood the interior with soft, natural light.

The interiors, including Lodha’s own headquarters, feature a refined, hospitality-led design language conceptualised by Studio HBA, the acclaimed practice behind global luxury properties like the Ritz Carlton and the Waldorf Astoria. Through a palette of neutral tones and a curation of seasonal blooms, the environment creates an atmosphere of sophistication that enhances the workplace experience.

A Commitment To Sustainability

Beyond its aesthetic framework, the building’s design philosophy is expressed through the way it responds to its environment. Sustainability was embedded into the building’s design from the very beginning, as One Lodha Place is built upon the principles of the Lodha Net Zero Urban Accelerator, developed in collaboration with the Rocky Mountain Institute.

As India’s largest commercial landmark to power its base services entirely through renewable energy, its LEED Platinum status manifests in every architectural choice. For instance, the exterior features a high-performance façade pairing vertical aluminium fins with specialised glazing. This intelligent engineering filters sunlight, ensuring that the interiors remain bright without absorbing heat, significantly lowering energy demands while maintaining indoor comfort.

An Optimum Environment

Just as carefully considered are the operational systems running behind the scenes. The intelligent technology powering One Lodha Place is designed to disappear, eliminating the everyday frictions that interrupt workflows. A centralised building management system operates silently in the background, auto-calibrating indoor air quality through advanced systems like active filtration, thermal levels and illumination in real-time. Movement through the tower is completely fluid, handled through touchless scanners, smart destination-controlled elevators and automated number plate recognition that ensure robust security with zero operational bottlenecks.

A Curated Ecosystem Of Commerce & Culture

Increasingly, the most compelling business destinations are shaped not only by infrastructure, but by the communities and experiences they cultivate. At One Lodha Place, this philosophy extends beyond the office, into dining concepts such as Aerie - a private dining restaurant that delivers a high-end curated culinary experience. The cultural and social calendar here is continuously refreshed, hosting exclusive international events, such as the Indian debut of Michelin-starred chef Alessandro Negrini or hosting international state visits, including that of British Prime Minister Keir Starmer.

Beyond the walls of One Lodha Place is a vibrant ecosystem of acclaimed restaurants, cafés, and an art gallery. Reflecting the neighbourhood’s dynamic character, it offers a curated mix of culinary, cultural, and social experiences under one address. This rare convergence of design and prestige is why global powerhouses like IBM India and Condé Nast India have chosen to establish their headquarters and key regional offices here. One Lodha Place has cemented its position as one of India’s most influential business and lifestyle destinations.

Ultimately, the true measure of a building lies not only in how it transforms a skyline, but in how it enriches the lives within it. One Lodha Place brings this idea to life through its sharp focus on design, sustainability and human experience. Every space has been conceived to support the rhythm of a modern workday, creating an environment where people, ideas and businesses can truly flourish. It is the kind of architecture that leaves an impression equally on the skyline and on the lives it nurtures every day.
